			<content:encoded><![CDATA[<p>The existing stock of new properties in the markets of Paphos, Larnaca and the Famagusta/Paralimni area will remain unsold in the near future as the market is oversupplied, it has been claimed.</p>
<p>Pavlos Loizou, the lead consultant of Leaf research said that the new properties were built for “buy-to-flip” investors and is unsuitable for permanent living. The period of frenzied investment speculation has come to an end; these properties are unlikely to be sold in the near future. As the banks have tightened their borrowing criteria and are withholding finance for almost all projects, very little construction activity is taking place. On a positive note, he said that there is a demand for city centre apartments, some holiday homes, student housing and projects related to renewable energy.</p>
<p>There is little demand for long term investment and Prices in secondary areas as well as the price of land are likely to reduce further.  However, Prices and rents across Cyprus’ major urban areas continued to fall during the second quarter of 2011.</p>
<p>According to the seventh issue of the RICS (Cyprus) Property Price Index,  the first quarter saw some signs of price stabilization and muted economic growth, the second quarter saw foreign investors took a “wait and see” approach which led to a low transaction turnover and to reduced interest by local buyers. The average residential prices for houses and apartments fell by 1.0% and 2.7% respectively during the second quarter of the year.</p>
<p>Larnaca experience the biggest drop where house prices fell by 3.2% and apartment prices by 7.2%. Average values of retail properties fell by 4.4%, whilst those of offices and warehouses fell by 2.2% and 1.7% respectively. Over the quarter, average rental values for houses rose by 1.3%, apartments fell by 3.1%, retail units by 4.1%, warehouses by 5.4%, and offices by 2.0%.</p>

			<content:encoded><![CDATA[<p>Prices on investment property in Cyprus have fallen with some developers offering 30% price reductions since the market peaked back in 2007.</p>
<p>THE INVESTORS Chronicle reports that overseas home ownership has rocketed over the last 10 years with an estimated 500,000 Brits has purchased property overseas and it has been estimated that the value of their purchases increased from £10 billion in 2000 to a peak of £58 billion last year. According to property consultancy Savills,  The price decline due to the credit crunch in many of the once popular foreign property hot spots means that the majority of the Britons who bought property in 2007 and 2008 will be in negative equity.</p>
<p>Monica Antoniades of Capital homes in Paphos said that the  <a href="http://www.estatescyprus.com/">Cyprus property market</a> is steadily reovering although there is massive reduction in the number of house purchases being completed.  She said that People are still eager to <strong>buy in Cyprus</strong>, but they’re exercising caution, and waiting for the situation to stabilise before taking the plunge.</p>
<p>She commented: “I’m hoping things will improve, There are still people who can’t afford to buy in the UK, and they’re moving out here. People are just taking a more sensible approach.”</p>
<p>There has been some good news from the Cyprus land registry with sales figures for Cyprus from foreign buyers being relativity unchanged at roughly half their heights of 2006 with 10,766 purchases in 2006 and till August there has been 4709 purchses already this year. With the prices decline in <a href="http://www.estatescyprus.com/tourist-attractions-and-destinations/">tourist hotspots</a>, buyers are currently faced with the dilemma of holding on for longer to get a better deal or want to buy it as an investment for long term. However,  there is no denying that there are some great properties to be had at very reasonable prices in Cyprus currently.</p>

			<content:encoded><![CDATA[<p>Cyprus property prices fell at a slower pace during the third quarter of 2010 with Cypriot buyers starting to return to the market.</p>
<p>The third RICS Cyprus property Index is a quarterly price and rental index which is based on methodology of the University of Reading, UK. The RICS index is produced by the Cyprus department on the Royal Institution of Chartered Surveyors and Cypriot chartered quantity surveyors. There was a significant reduction in property transactions, particularly from overseas buyers during the first half of 2010 with the economy slowing down and the government’s income decreasing.</p>
<p>Towards the end of the second quarter, there were some early signs of stabilization, with buyers returning to the market taking advantage of lower prices for holiday homes. Also, some landmark projects received planning permission (Tersefanou Golf Course) or started construction (Limassol Marina).</p>
<p><strong>The Property Price Index</strong> has recorded a speckled behavior in <a href="http://www.estatescyprus.com/cyprus-property-enquiries-rise-again-this-year/197/">property prices across Cyprus</a> major urban areas, with residential prices dropping across all districts and commercial prices fluctuating. Prices for both houses and flats fell by an average of 2.5%, with the biggest drop for houses taking place in Paphos (-4.0%) and for flats in Paralimni (-3.3%). Values of commercial properties generally fell across all cities by an average of 0.5% for retail and 2.1% for offices.</p>
<p>Meanwhile, Professor Patrick McAllister of University of reading (UK) said that yields on commercial property are quite low by European standards, but also hugely variable, even within Cyprus. The high prices of <a href="http://www.estatescyprus.com/">property in Cyprus</a> especially houses compared to apartments are caused by a range of distortions in the local market.</p>

			<content:encoded><![CDATA[<p>Domestic property sales in Cyprus are strong with growth so far this year in double-digits however the recovery in Cyprus&#8217; beleaguered <strong>overseas property market</strong> appears to be slow.</p>
<p>According to the latest figures published by the Department of Lands and Surveys, domestic sales of property in Cyprus during the first seven months of this year increased by 21% over the same period in 2009 with 4,100 contracts being deposited this year compared to the 3,396 deposited last year in contrast with the 0.3 percent fall in sales to overseas buyers.</p>
<p>However, Cypriot buyers deposited 630 contracts of sale at Land Registries throughout Cyprus during July compared to the 652 deposited during July 2009; a fall of 3.4 percent. The largest increase in demand this year is <strong>Paphos</strong> (up 27.2 percent), followed by Limassol (up 24.7 percent), Nicosia (up 23.3 percent), <a href="http://www.estatescyprus.com/famagusta-is-growing-year-on-year/133/">Famagusta</a> (up 13.1 percent) and finally Larnaca (up 11.8 percent).</p>
<p>In more good news, budget airline Ryanair stated that it has not ruled out launching flights to Cyprus from the UK, which would be good news for anyone with property in the nation.</p>
<p>Chairman of the Association for the Promotion of Property Development George Mouskides  said that matters should now improve in the coming months as the world economy begins to recover. The situation in Cyprus will begin to become more positive and this, according to all visible signs, will first and foremost influence the property sector.</p>

<p>According to Bulgarian daily Dnevnik, the tourism sector in Cyprus was marking a sound recovery following a dip during the global economic downturn. Foreign tourist numbers showed a strong increase of 15 per cent in Match 2010 over the same month of 2009, or more than 103 000 to last year&#8217;s 90 000.  Local authorities hoped that the trend would continue all over 2010. Tourism arrivals in Cyprus saw their best monthly increase in years in March, as arrivals of tourists rose by 14.8% over the year compared with March 2009. The Statistical Service reported that an increase of 5.7% was recorded in tourist arrivals from the United Kingdom.</p>
<p>Property expert Derek Watkins said that increasing tourism in Cyprus and a reputation for attracting repeat visitors, a buy-to-let investment in Cyprus is still a great bet than that of emerging markets such as Bulgaria because Cyprus is a natural market, according to cyprus4investors.</p>
<p>In related news, Dani Maxton, of Morpheus Investments suggested that Cyprus looks set to become an even more popular tourist destination and introduction of low fare flights will open up the island to more potential second-home buyers.</p>

			<content:encoded><![CDATA[<p>Investors have paid the highest price for an inner-city plot in Stassicratous, Mnassiadou and Princess De Tyra streets, Nicosia when they bought a parcel of 2,000 sq.m. off Makarios Ave. for a record EUR 18.25 mln. The deal went ahead despite the economic crisis, suggesting that there are bargain deals to be made and strengthening the belief that property in Cyprus hardly ever loses value.</p>
<p>According to financialmirror.com reports, the purchase from Hayasa Properties also generated EUR 3.2 mln in capital gains tax, in addition to a transfer fee of EUR 1.45 mln, which left the Inland Revenue Service very pleased. The buyer, Hayasa Properties Ltd, said that the new purchase will be developed into a multi-storey venture that will include a modern boutique hotel, commercial and residential space and the capability to rise up to 18 floors with five underground levels. However, plans are still at an early stage and a development project has not yet been finalized. </p>
<p>Martin Pearce, UK sales manager for Aristo Developers, has told the Liverpool Echo that Nicosia presents the perfect opportunity for property investors and the upward pressure for property due to the city&#8217;s developing significance as a financial and business hub is raising prices and in turn leading to &#8220;increased monthly rental rates&#8221;.</p>
<p>The expert stated that tenants are &#8220;able to pay well&#8221; for the right home, with a good year-round demand in Nicosia as the city is developing and advancing its international reputation.</p>

			<content:encoded><![CDATA[<p>Bargain prices in Cyprus combined with its huge discounts make it a tempting proposition for overseas investors and the property market in Cyprus may be picking up again, according to one property expert.</p>
<p>Overseas Property Professional (OPP) has reported that Purple International saw a sharp rise in sales in the second half of last year in response to huge discounts designed to tempt buyers back to the market. OPP also drew attention to a shift into the type of lifestyle purchasers and people relocating to warmer climates increasingly replaced the typical investors. Some buyers were able to pick up property with discounts of as much as 30 per cent.</p>
<p>Angelos Koutsoudes, managing director and partner at Purple International, told OPP &#8220;The first half of 2009 was dire but the second half was brilliant. Because of the volume we sell and … connections with developers, we are able to negotiate big discounts.&#8221;</p>
<p>In related news, Graham Norwood draws attention to the cheap prices developers and estate agents are offering to tempt UK buyers back to its market. Property prices have wintered a negative pricing adjustment as the country was hit by the global effects of the credit crunch meaning it is now cheaper to buy property on the island, according to Dailymail reports.</p>
<p>Justin Stayles of PropCyprus told the paper said: &#8220;Prices are just about stabilizing after a long period of freefall. If you&#8217;re going to buy at the bottom of the market, get in quickly.&#8221;</p>

<p>When sales traditionally slide off at this time of year, the highest number of monthly sales this year is what more interesting to the analysts. It is highly unlikely to be a pure coincidence that this rise in sales against the season comes as the government and Cypriot legal institutions have been working hard to resolve the problems over Cyprus title deeds.</p>
<p>New legislation from the Cypriot government promises to allow people to get their deeds issued from the land registry, from the moment they pay the deposit and sign the sales contract. This will stop developers from selling to multiple people.</p>
<p>Les Calvert director of overseas property portal Property Abroad.com gave a reason for his strong belief in the <strong>Cyprus property market</strong> that they believe strongly in the Cyprus property market, because the credit crunch will actually have a benefit. Because so many people lost money on developments that will never be completed, today&#8217;s buyers are increasingly keen to do their own research. For that reason the problems that Cyprus has had with title deeds needn&#8217;t stop people from buying in the country.</p>
<p>Meanwhile, Cyprus&#8217; <strong>new golf courses</strong> and proposed 2nd Eurodisney are one of the few reasons to believe that <strong>Cyprus property</strong> has a bright future. The Cyprus government gave permission to build 14 new golf courses on the island; permission was granted last year and construction has started on one of the courses.</p>

			<content:encoded><![CDATA[<p>Cyprus has been touted as the perfect place to buy property and buyers could find a bargain after recent property price falls of up to 40 per cent, it has been suggested.</p>
<p>According to a Daily Mail feature,   Cypriot residences can now be acquired in cheaper prices and a two-bedroom apartment in paphos with a sea view comes for £81,000. Editor of Cyprus Property Magazine Nigel Howarth said prices are now back at 2004 levels.</p>
<p>Those keen to invest in property at a bargain cost may find now is the ideal time to do so as The Cypriot property market is one of the best that anyone can invest in,  Interior minister Neoclis Sylikiotis commented that some media coverage of the country&#8217;s market has been unnecessarily negative, the Financial Mirror reports.</p>
<p>Rather, he countered, &#8221; buying properties is much safer in Cyprus than anywhere else&#8221;, adding that despite the Global economic crisis and the problems of neighboring countries, &#8220;the Cypriot housing sector is quite healthy and still in positive growth rate.&#8221;</p>
<p>Such comments may interest those thinking of buying properties on the island, as may the minister&#8217;s pledge that new building and registration rules will be introduced to further enhance the sector.</p>
<p>In related news, Cyprus will see its economy grow again next year  as Finance minister Charilaos Stavrakis told reporters that over the course of 2009 the country will see an economic contraction of 0.5 per cent, but stated that gross domestic product will rise by the same amount in 2010, AFP reports.</p>
