<p>Alexander Garrett has written an article <strong>Larnaca at large</strong> in the December 2008 issue of the British Airways magazine &#8216;Business Life&#8217; about that how the town is pressing its case to be considered by anyone planning a <strong>home in the Eastern Mediterranean</strong>. He has written that there are plans to encourage <a href="http://www.estatescyprus.com/larnaca-on-the-brink-of-a-property-boom/89/">overseas property investors to the Larnaca</a> area as the creation of a significant golfing resort, plans for the marina both of which are currently stalled due to government deliberations but the problems are expected to be sorted out soon. The town officials have stated that Larnaca is to get a facelift, which is expected to be completed by the summer.</p>
<p>Larnaca has a number of natural and already established benefits and features - it has an international airport which is being significantly expanded to the tune of 600 million euros and already tourism numbers and flight volumes through the airport are up. Larnaca has a long sandy beach right up to which the town has already been developed. In addition to these factors, the good news for <strong>potential property buyers or real estate investors</strong> is that the price of property in the Larnaca area is significantly lower than in <a href="http://www.estatescyprus.com/good-times-ahead-in-limassol-for-investors/95/">Limassol</a>, <a href="http://www.estatescyprus.com/paphos-is-a-top-investment-market/99/">Paphos</a> and Nicosia. For instance, <strong>property investors</strong> can currently purchase a bespoke, luxury family house which has been kitted out with the highest grade furnishings for just over CYP 400,000 whereas such a <strong>luxurious property in Nicosia</strong> would set you back upwards of CYP 600,000.</p>
<p><strong>Property in Larnaca in Cyprus</strong> today is an exceptional investment as the town is under major redevelopment and improvement, the climate is outstanding and the availability and quality of <strong>properties in this part of Cyprus</strong> are impressive.</p>

			<content:encoded><![CDATA[<p>Property prices in Cyprus will rocket due to plans to build a <strong>Disney resort near Larnaca</strong>, believes Morpheus Investments.</p>
<p>The government officials has revealed that a Russian investor partnership is planning to build a €800 million Disneyland holiday resort near the town of <a href="http://www.estatescyprus.com/lovely-larnaca-lures-investors/84/">Larnaca, Cyprus – a big boost to property buyers in the area</a>. The Greek-themed holiday resort is in the final stages of planning approval and has 1,000 rooms, with permission expected to be granted soon.</p>
<p>Derek Hatton, Director of Morpheus Investment&#8217;s has said that this is amazing news for the region and will seriously raise the <strong>property prices</strong> and resale ability. Now is the time to invest in Cypriot property before the resorts are completed and prices skyrocket.  He also said that Larnaca is also expecting the completion of its new marina and airport in the near future, which may attract more tourists and <strong>raising property prices</strong> in the future.</p>
<p>Over 1 million extra European tourists along with the thousands of other worldwide visitors are predicted to arrive in Larnaca to visit the new attraction every year. Meanwhile, visitors to Larnaca is likely to be boosted after the national carrier, Cyprus Airways is slashing its round-trip fares from Gatwick to Larnaca to £179 for trips between January 1st and June 20th, with similar offers in place for those flying from Birmingham and Manchester.</p>
<p>In related news, the Newspaper City AM recently reported that the resorts of Larnaca and Paphos on Cyprus are perfect for long weekend breaks.</p>

			<content:encoded><![CDATA[<p>Larnaca may be set to experience a property boom in the next few years, according to experts.</p>
<p>Cypriot property market has attracted international interest due to its robust economy. Much of this new impetus seems to be focused on Larnaca, where the Cypriot government is aiming to attract affluent golf lovers by creating new golf developments, resorts, new five star hotels, retail outlets and a new super marina suitable for luxury yachts. The government has planned a new airport in the region which makes it more easily accessible for foreign investors and potentially boosts its tourist trade.</p>
<p>Larnaca is an ideal destination for golf fans as it had a good climate and already established golf developments. Plans are proposed to encourage golfers to visit the region which could make it compete with more established golfing destinations such as Portugal. The marina is redeveloped to make it a major cruise hub for the eastern Mediterranean. Zenon Consortium, which owns the Costa and Louis cruise lines, has been awarded a grant of almost £800 million from the Government to carry out the project.</p>
<p>Kathrin Pfeiler, Lufthansa&#8217;s general manager for Cyprus, told Financial Mirror that the new flights to the island from Lufthansa German Airlines which offer passage between Munich and Larnaca is a boost to the accessibility of Cyprus from mainland Europe. Meanwhile, Monarch also announced that it will increase the frequency of flights to Larnaca from Luton Airport to 14 services per week.</p>
<p>This follows a report by MRI Construction which found that one in six potential investors from the UK favored the Mediterranean island.</p>

<p>Financial mirror has reported that Lufthansa German Airlines will offer passage between Munich and Larnaca from next spring. The carrier will offer the service three times a week. Meanwhile, Monarch has announced that it will also increase the number of flights to Larnaca from Luton Airport to 14 services per week. Flights to Larnaca from both London Gatwick and Manchester have begun to operate this summer. This will boost the accessibility of Cyprus from Europe and potentially enhancing its status as a hotspot for foreign property investors.</p>
<p>The number of people passing through Paphos and Larnaca airports in Cyprus has increased and the two airports has handled more than six million passengers in 2007. This figure has already been beaten this year, the final number for 2008 as a whole is expected to be a record amount.</p>
<p>The hot summers and mild winters has led to it becoming a popular holiday destination for 12 months of the year, which has in turn created opportunities for overseas <strong>property buyers</strong>. The region&#8217;s housing market has seen substantial growth in recent times, with values has risen by about 15 per cent in the last year.</p>
