			<content:encoded><![CDATA[<p>A couple who invested in property in Kato Paphos, Cyprus has said they chose the region for its peacefulness and popularity with British people.</p>
<p>According to the Sunday Mail reports, Don and Christine Stark, who both work in the aviation industry, bought their home after a friend recommended they take a holiday on the popular island. They now preferred quieter holidays and wanted to invest in property that would give them a good return.</p>
<p>Mr. Stark said: &#8220;It&#8217;s a beautiful place &#8211; the scenery is stunning and the biggest plus point has to be the year-round sunshine. Our friend had <strong>bought property in Cyprus</strong> and had retired out there.</p>
<p>The couple found their dream home at the Paradise Gardens II development, with two bedrooms, an open-plan living space, a large garden for sunbathing and barbeques which boasts a communal pool and is a 15-minute walk from the harbor. The property is suitable to be rented out when the couple and their families are not staying there.</p>
<p>Meanwhile, another couple from UK, Robert and Adele Philliben told the Sunday Mail that they bought two one-bedroom apartments at the Arcadia Gardens development in Ayia Napa.</p>
<p>Robert told the newspaper: &#8220;We settled in Cyprus because it&#8217;s so popular with British people. The similarities of the legal system meant that buying wasn&#8217;t difficult and we thought we&#8217;d never struggle to rent out our property so that clinched it.&#8221;</p>

<p>Peyia is a small coastal town next to Coral Bay and a short drive or a bus ride to Paphos, the ancient capital of Cyprus with its historic ruins including the &#8220;Tomb of the Kings&#8221;. There are many shops, restaurants and bars that cater for both locals and the many holiday makers.</p>
<p>Islandproperty promoters have come up with this novel idea. There are 18 supreme, fully equipped and furnished luxury apartments situated in small purpose built private complexes deliberately built for those who want those quick &#8220;Get away to the sun&#8221; breaks. Each apartment has a double bedroom, a sitting room, a kitchen and a shower room and they will also have a small private garden or a balcony. Each complex also has off road private parking and a shared and fully serviced private pool.</p>
<p>Buyers those who are interested all have to do is to buy a ticket for €20 and submit your answer to the Where did the golf ball land? Question. There are 18 draws for 18 apartments and once 8000 tickets have been sold, that Draw is closed and the next one will be open. The answer in each draw will be different. The competition adjudicators are KPMG accountants and the question and answers for all 18 draws have already been lodged in sealed envelopes. <p>The Cyprus Government seems determined to introduce measures of saving space in paphos as the town grows. Savvas Vergas, mayor of the Paphos has been meeting with architects to discuss about the proposals for high-rise buildings. One local councilor said that high-rise buildings would help to reduce parking problems in the town that are growing year by year.</p>
<p>Assetz has stated that the most popular destination for tourists and homebuyers is Paphos, which offers stunning sea views, a good infrastructure and a year-round tourist industry. In addition, the publication stated that property values tended to start at about £80,000 for an apartment and £500,000 for a villa with a sea view.</p>
<p>Earlier, the Cyprus Government was looking into ways of encouraging better land use in urban areas last year.</p>
<p>Government offered incentives to land owners to increase building ratios, thereby allowing more housing to be built on the same area of land.</p>
<p>Recently, The Mirror stated that the area is a favourite spot with overseas property buyers from the UK in particular.</p>

<p>There will be Christmas decorations and New Year events for festive holidaymakers to enjoy in Paphos. Cyprus mail has reported that Local cooks in Paphos will be attempting to break the world record for the biggest doner kebab as part of the popular holiday destination&#8217;s New Year&#8217;s Eve celebrations. The world record-breaking attempt will take place on December 31 in Kennedy Square, in the centre of Paphos. End-of-the-year festivities will be based around a new Christmas tree outside the town hall and include free drinks, music and entertainment.</p>
<p>Paphos authorities have invested in a number of new Christmas decorations this year, including lights to illuminate Poseidonos Avenue in Kato Paphos.The mayor, Savvas Vergas, and his councilors have decided to support a local firm&#8217;s bid to make the largest chicken doner kebab in the world, securing Cyprus a place in the Guinness book of records. The sight of a giant doner kebab could make New Year&#8217;s Eve revelers to get a great holiday deal in Paphos.</p>
<p>Similides, a councilor of Paphos commented &#8220;I think they’re going to need around 2,500 kilos of chicken fillet to beat the record.&#8221;</p>

<p>Spokesman for builder Hermes Adam Aspris told that the terminal&#8217;s first day had ended without any issues, according to The Cypriot Daily Mail reports.The airport-technology.com has stated that the number of tourists in Cyprus is now expected to be between 3.5% and 4% a year.</p>
<p>Les Calvert, director of property portal Buying Abroad, has commented that Paphos is a particularly strong option for property investors in Cyprus. He also added that Paphos properties are becoming popular with overseas investors at the moment, and are likely to become even more popular once the new terminal at Paphos airport has been opened.</p>
<p>Martin Pearce, director of sales for Aristo Developers UK, one of Cyprus&#8217; leading property developers said: &#8220;The completion of the new terminal at Paphos airport and the construction on a four-lane highway that will link the town of Paphos which is 10 miles away, with the airport would rectify congestion on the route during the peak tourist season.</p>
<p>The property market in Cyprus has been tipped to pick up in 2009 after a slump in the past 12 months and it is expected that the downward trend is close to an end, reports Cyprus Property Magazine.</p>

<p>Cyprus attracts over 2.4 million tourists every year. Research by Statistical Service Cystat (SSC) showed that foreign visitors are generating increasing amounts of wealth for the <a href="http://www.estatescyprus.com/cypriot-economy-set-to-keep-growing/87/">Cypriot economy</a>. Construction of the new terminal and extension of runway at Paphos International airport started in 2006 and the terminal will be able to handle 2.7 million passengers a year and has a 940 bay surface car park.</p>
<p>The renovated Paphos International Airport will open this month and according to airport-technology.com the passenger growth in Cyprus is now expected to be between 3.5% and 4% a year, which could be good news for people with rental property in Cyprus.</p>
<p>The Mirror stated that Paphos area is a favourite spot with <strong>overseas property buyers</strong> from the UK in particular.</p>

<p>According to official figures, the number of people passing through international airports in Cyprus has increased this year. The passenger numbers in 2007 increased 4 per cent more than the figure recorded in 2006. This is set to increase this year and the final number for 2008 will be a record amount. These indicate the growing popularity of Cyprus as a tourist destination, a trend which could enhance its standing among overseas property investors as well.<br />

Statistics showed that passenger traffic at Larnaca rose by 5.27 per cent in 2007, while a 0.54 per cent increase was recorded at Paphos. Recently Times has reported that Cyprus government is aiming to attract affluent property purchasers by investing in infrastructure improvements, new transport links and leisure facilities. Up gradation work in carried on Larnaca and Paphos airports totaling 650 million euros (about £443 million). Hermes Airports chief executive, Bob Manning, told Cyprus&#8217; Financial Mirror that the aim is to make Larnaca into a world-class airport.</p>
<p>Mr Manning told that the Phase 1 of Larnaca&#8217;s new three-level 98,000 sq m passenger terminal will have a 7.5 million passenger’s capacity a year.</p>
<p>Phase 2 plans to increase to 9 million and the runway from 2,700 m to 3,500 m by 2013.</p>
<p>Paphos airport upgradation will be completed by the end of 2008 and Larnaca by the end of 2009.</p>
<p>This increased accessibility should considerably lift the investment potential of the island, as demand for property is likely to grow. The streets of Paphos are filled with flowers which exhibit as a glorious floral parade making way through the town towards the Old Harbor (Kato Paphos) from Poseidon Avenue. <p>The origin of Anthestiria is from the Greek word anthos, meaning flower. Ancient Greeks celebrated the festival and carnivals were organised in Athens every four years to pay tribute to the god of theatre and parties, Dionysus. Anthestiria is also known to be the festivals of souls, plants and flowers and this is also considered celebrating the rebirth of man and nature.</p>
